How much will your services cost?

What does a solicitor do in the home-buying process?

Your solicitor handles all the legal work – checking the property title, conducting searches, preparing contracts, managing funds, and registering your ownership with the Land Registry.

When do I need to pay my deposit?

You’ll usually pay a 10% deposit when contracts are exchanged. Your solicitor will need to be holding this to exchange, they will tell you exactly when and how to transfer the funds safely. Any additional deposit due prior to completion. Please note that we request £500 upfront to start our work.

What is completion day?

Completion is when the purchase money is transferred, you get the keys, and the property becomes legally yours. It usually happens a week or two after exchange.

What fees will I need to pay?

Typical costs include solicitor’s fees, Land Registry fees, Stamp Duty (if applicable), and search fees. Your solicitor will provide a full breakdown at the start. Please contact us for a bespoke quote here.

Will you check for any issues with the lease or title?

Yes. We review the title deeds or lease documents to confirm your legal rights, obligations, and any restrictions before you commit to purchase.

What happens after completion?

Your solicitor will register your ownership with the Land Registry, pay any Stamp Duty due, and send you confirmation once the registration is complete.

What happens if the purchase falls through?

If you have instructed us to start work on your matter and it does not proceed to Completion, we will levy an abortive bill to reflect the time spent working on your matter up until the point you instructed us not to proceed any further. The bill will also include any disbursements (such as search fees etc.) incurred on your behalf in connection with the transaction. 

How long does the conveyancing process take?

Each case is different. On average, it takes 8-12 weeks for a freehold (house) and 10-14 weeks for a leasehold (flat) from your offer being accepted to completion. Though this can vary depending on the property chain and mortgage arrangements.

What are property searches, and why are they needed?

Searches check for issues that could affect the property, such as any planning permissions and building regulation consents obtained, if there are any planning restrictions, whether the road is adopted (maintained by the council), if there are any proposed road/rail construction schemes in the vicinity, whether the property is connected to mains water/sewerage, if there is a risk of ground instability issues and flood risks. They protect you from unexpected legal or financial problems later.

What happens when contracts are exchanged?

Exchange makes the sale legally binding and commits both seller and buyer to complete on an agreed date. Both parties sign identical contracts, and a completion date is agreed. If you pull out after exchange, you may lose your deposit.

How do I transfer the money safely?

Your solicitor will provide their client account details and advise on secure payment methods. Always verify bank details by phone before sending any funds to avoid fraud.

What documents do I need to provide?

This will be detailed by our Taylor Walton Welcome team, but on all transactions we require formal identification for each person we act for. We will also require proof of your source of funding for any purchase transaction. Please note that for any persons giving a gift, we will also require formal identification and source of funds.

How will you communicate with me throughout the process?

Generally speaking all correspondence is sent via email, but on some occasions we will need to contact you in hard copy, by post. Generally, telephone and email is the preferred method of communication.

Will you handle the transfer of funds?

All funds relating to the transaction will pass between the buyer’s solicitor and the seller’s solicitor. Monies should not pass direct between buyer and seller.

Our bank details will be provided to you by hard copy at the start of your transaction, please retain these details for the entire transaction.

We will never notify you of a change to these details over email or by telephone.
